INSTRUCTIONS TO APPLY FOR RENTAL

NOTE: To preview any rental, the "APPLICATION FOR RENT" (pages 1 and 2) must be completed. Subject to its review, keys to the rental(s) of your choice will be made available to you.

Once you identify a home in our inventory that you would like to apply for:

    1. Bring in any additional documentation such as letters of recommendation, verification of employment and income (recent pay stubs can suffice), recent bank statements to verify deposits, and any other items that would support your application. The more thorough the application and supporting documentation, the better your chances are of getting approval.
    2. Each adult applicant has to complete on "APPLICATION TO RENT".
    3. A copy of each applicant’s driver’s license and social security card.
    4. A $20.00 application fee is charged for the first person over 18 years of age applying for the rental with a $10.00 charge for each additional person. (Application fee is non-refundable). Sorry, no personal checks accepted, payment may be made by cash or money order.

 

QUALIFYING CRITERIA

Although compensating factors can be considered, the basic criteria for approval is that the applicants’ verifiable income exceed 2 1/2 times the amount of the monthly rent, the applicant’s TRW/EQUIFAX Credit Report National Risk Score must meet property management guidelines unless a satisfactory explanation (in writing) can be provided and the applicant must show a minimum of month’s rent worth of reserve in addition to the needed first and security.

Compensating factor can include excellent references, co-signer, property owner, etc.

Once you are approved, the first month’s rent and security deposit is payable. Money orders or cashiers checks are required to pay this amount. Occupancy will not be granted until funds are in this office.
